York Region includes rapidly growing urban centres, established suburbs, rural communities and Lake Simcoe properties. Municipal zoning, permit processes and additional-unit rules vary significantly across the region.

York Region municipalities

Why York property research varies

The region ranges from high-density growth corridors to rural and agricultural land. Buyers should not assume that development, additional-unit or servicing rules that apply in Vaughan or Markham will also apply in King, Georgina or East Gwillimbury.

Who approves planning applications in York Region?

Important: Since July 1, 2024, York Region is no longer the land-use planning approval authority. Local municipalities administer applicable land-use approvals and zoning. York Region continues to comment on matters involving regional roads, transit, water, wastewater and infrastructure. Review the Region’s official explanation of its planning role, then contact the local municipality for property-specific approval requirements.

2026 regional development charges

York Region’s updated development-charge by-laws took effect May 21, 2026. These charges can affect the cost of qualifying new construction and development; local municipal charges and other fees may also apply. Check current rates, exemptions and the relevant by-law before estimating a project budget. Read York Region’s official 2026 development-charge announcement.

Local zoning is administered by the lower-tier municipality, while regional planning and servicing can still affect development.

Are rural York properties different from urban properties?

Often yes. Agricultural, conservation, private-servicing and access issues can materially change the due-diligence process.
