How Ontario Land Transfer Tax Is Calculated

Ontario land transfer tax is calculated using graduated tax brackets. Different portions of the value of consideration are taxed at different rates rather than applying one rate to the entire purchase price.

Ontario Rates for 1–2 Family Residences

  • 0.5% on the first $55,000
  • 1.0% on the portion over $55,000 up to $250,000
  • 1.5% on the portion over $250,000 up to $400,000
  • 2.0% on the portion over $400,000 up to $2,000,000
  • 2.5% on the portion above $2,000,000 where the land contains one or two single-family residences

Example

For a $750,000 purchase of a qualifying one- or two-family residence outside Toronto, the estimated Ontario land transfer tax is:

A qualifying first-time homebuyer could potentially receive an Ontario refund of up to $4,000, reducing the estimated provincial tax payable to $7,475.

Ontario First-Time Homebuyer Refund

Qualifying first-time homebuyers purchasing an eligible home may be eligible for an Ontario land transfer tax refund of up to $4,000. For qualifying purchases, the refund can eliminate the provincial land transfer tax on the first $368,000 of value of consideration and reduce the tax payable on higher-priced homes.

Ontario’s eligibility requirements include rules relating to age, previous home ownership, a spouse’s ownership history, occupancy, citizenship or permanent-resident status, and the ownership interests of multiple purchasers.

The calculator assumes the purchaser qualifies for the maximum available refund when the first-time buyer option is selected. It does not determine legal eligibility or calculate reduced refunds where only some purchasers qualify.

Buying in Toronto?

Purchases within the City of Toronto may also be subject to Toronto’s Municipal Land Transfer Tax in addition to Ontario land transfer tax.

Effective April 1, 2026, Toronto applies higher graduated rates to portions of the value of consideration above $3 million for properties containing at least one and not more than two single-family residences.

  • 0.5% on the first $55,000
  • 1.0% on the portion over $55,000 up to $250,000
  • 1.5% on the portion over $250,000 up to $400,000
  • 2.0% on the portion over $400,000 up to $2,000,000
  • 2.5% on the portion over $2,000,000 up to $3,000,000
  • 4.40% on the portion over $3,000,000 up to $4,000,000
  • 5.45% on the portion over $4,000,000 up to $5,000,000
  • 6.50% on the portion over $5,000,000 up to $10,000,000
  • 7.55% on the portion over $10,000,000 up to $20,000,000
  • 8.60% on the portion above $20,000,000

Qualifying first-time purchasers of an eligible Toronto home may also be eligible for a municipal rebate of up to $4,475. Toronto states that this first-time purchaser rebate does not apply to commercial, industrial, or multi-residential properties.
