Read the RECO Information Guide

Understand representation, your rights, and what it means to work with an Ontario real estate agent.

The Real Estate Council of Ontario (RECO) regulates real estate agents and brokerages in Ontario. Its Information Guide explains important concepts buyers and sellers should understand before receiving real estate services or assistance.

The guide explains topics including representation, brokerage and designated representation, multiple representation, services and agreements, remuneration, and what it means to proceed as a self-represented party.

Ontario real estate agents and brokerages are required to provide and explain the RECO Information Guide before providing services or assistance to a prospective client or self-represented party.

Understanding Representation in Ontario

Contacting a real estate agent and becoming that agent’s client are not the same thing. Before deciding how you want to proceed, it is important to understand the different relationships that can exist in an Ontario real estate transaction.

Prospective Client

You may contact an agent to learn about representation and determine whether you want to work together. An inquiry by itself does not establish representation.

Client

A client has entered into a representation agreement with a brokerage. The agreement establishes the relationship, services, responsibilities, and other important terms.

Self-Represented Party

A person participating in a transaction without being represented by a brokerage is a self-represented party. Different rules apply to the assistance an agent representing someone else can provide.

RECO’s Information Guide should be reviewed for the complete explanation of these relationships and the rights and responsibilities that apply to them.

What is a self-represented party?

A self-represented party is a person participating in a real estate transaction who is not a client of a brokerage. RECO provides specific information about the risks and restrictions that apply when someone chooses to proceed without representation.

Can I contact Bryan if I’m still months away from buying or selling?

Yes. You can make a general inquiry about the process or about potentially working together even if you are still in the planning stage.
