What information will I get?
A Property Passport organizes selected municipal, regional and other official public-source information for one address. Depending on the city and available sources, it may cover zoning and planning, mapped conservation or environmental areas, permits and applications, heritage information and utilities guidance.
Every municipality uses its own checks. Each finding explains what the source indicates, why it matters, its limitations and where to verify it. A mapped overlay, for example, can flag a question to confirm before buying or renovating.
What do the four colours mean?
Colours describe individual findings, rather than the property’s overall suitability.
Green · Favourable
A positive result in the specific check, with no action identified. It is not a guarantee or clearance.
Yellow · Needs attention
A caution, limitation or detail that needs further investigation or confirmation.
Red · Priority follow-up
A significant constraint or requirement. Red does not mean “do not buy.” Confirm the finding and its implications.
Neutral · Information or unknown
Context, unverified information or limited source coverage. It does not directly determine suitability.
Unverified information is shown as a limitation instead of being treated as clear.
What are the report’s limits?
What a Passport does—and doesn’t—tell you
A Passport helps organize published property research and highlights matters worth confirming. It is not a home inspection, appraisal, title search, survey, legal opinion, zoning certificate, environmental assessment, permit clearance or guarantee of property condition or permitted use.
Official databases may be incomplete, dated or limited in geographic coverage. Verify material findings directly with the municipality, conservation authority, lawyer, inspector or other appropriate professional before making decisions.
Property Passports are independent informational products. Purchasing one does not establish a real estate representation or professional-client relationship.
