What turnover costs should you include?
- Vacancy loss between tenancies.
- Cleaning, painting and minor repairs.
- Locks, keys and access-device replacement.
- Advertising or leasing costs.
- Utilities paid by the owner while the unit is vacant.
- Other one-time turnover expenses.
How vacancy cost is estimated
The calculator converts monthly rent to an approximate daily amount using the average number of days in a month, then multiplies it by the number of vacant days entered. Actual lost rent can differ depending on the lease dates and new tenancy start date.

Turnover Cost Calculator FAQ
Does this determine what can be charged to a tenant?
No. The calculator estimates owner turnover costs only and does not determine legal responsibility.
Should major renovations be included?
You can enter them under other costs for budgeting, but major capital work is often better tracked separately from ordinary turnover expenses.
Important: This is a budgeting estimate. It does not determine what costs can legally be charged to a tenant or deducted from any deposit.
