Ontario Rental Move-In Inspection Checklist

Document the condition of a rental unit before move-in. A clear written and photographic record can help landlords and tenants identify pre-existing damage, maintenance issues and items that need follow-up.

Why Document Move-In Condition?

Ontario does not use a universal mandatory provincial move-in inspection form for ordinary private residential tenancies, but documenting condition is still useful. Photos, notes, repair requests and signed records can help establish what existed when the tenancy began and can reduce later factual disputes.

Keep Safety and Maintenance Separate From Cosmetic Condition

A condition checklist should not be used to waive a landlord's statutory repair or maintenance obligations. Serious safety, habitability or repair concerns should be reported and addressed through the appropriate process rather than simply recorded as accepted condition.

Explore our landlord repairs and maintenance guide and Landlords & Tenants hub.

Important: This is a practical documentation tool, not a provincial form or legal determination of responsibility for damage.
