Paperwork representing an Ontario N9 tenant notice to end a tenancy

ONTARIO HOME INTEL · LTB NOTICE GUIDE

The N9 is the Landlord and Tenant Board form titled Tenant’s Notice to End the Tenancy. It is used by a tenant to give notice that they intend to end a tenancy in circumstances where an N9 is legally available.

Do not rely on a generic notice period. The required termination date and notice period can depend on the type of tenancy and the legal reason for ending it. Use the current official N9 and current LTB instructions or guidance for your circumstances.

N9 vs N11

An N9 is a tenant notice. An N11 is an agreement between landlord and tenant to end the tenancy. They are not interchangeable.

Before giving notice

  • Confirm the type of tenancy and the applicable termination rules.
  • Check the current official LTB form and instructions.
  • Make sure the termination date is calculated under the applicable rules rather than guessed from a calendar.
  • Keep a copy of the completed notice and records relating to delivery.
  • If the issue involves assignment, subletting or ending a fixed term early, review the rules that apply to that specific pathway.
