ONTARIO HOME INTEL · LTB NOTICE GUIDE
The N6 is the Landlord and Tenant Board notice titled Notice to End your Tenancy for Illegal Acts or Misrepresenting Income in a Rent-Geared-to-Income Rental Unit. It addresses specific statutory grounds and should not be treated as a general notice for every serious tenancy problem.
N6 is different from N5 and N7
Ontario uses different notices for different termination grounds. N5 addresses specified interference, damage and overcrowding circumstances, while N7 addresses specified serious problems. The correct notice depends on the facts and the statutory ground being relied upon.
Before using an N6
- Read the current official N6 and instructions in full.
- Confirm that the facts fit a ground covered by the form.
- Do not assume that another notice can be substituted because the conduct appears serious.
- Check the current termination, service and application requirements before acting.
- Keep accurate records of the facts and documents relied upon.
What may happen after a notice
A notice is not an eviction order. Where a landlord seeks an LTB order after an N6, an L2 is among the applications that may be relevant depending on the circumstances. See our L1–L10 landlord application guide for the broader application map.
