Ontario Tenant Move-Out Notice Calculator
Estimate the earliest termination date for a tenant’s N9 notice based on common Ontario notice rules. Monthly and yearly tenancies generally require at least 60 days’ notice; daily and weekly tenancies generally require at least 28 days. The termination date must also line up with the end of the applicable rental period, and a fixed-term tenancy generally cannot end before the fixed term expires.

How Ontario N9 Timing Generally Works
- Monthly tenancies generally require at least 60 days’ notice and a termination date on the last day of a rental period.
- Daily or weekly tenancies generally require at least 28 days’ notice and a termination date on the last day of a rental period.
- A fixed-term tenancy generally cannot be terminated by an ordinary N9 before the fixed term ends.
- Special rules can apply in situations such as assignment refusals, care homes or domestic-violence-related notices.
