Ontario Landlord Insurance Guide · Updated for 2026
A standard owner-occupied home policy is not necessarily appropriate once a property is rented. Ontario landlords should tell their insurer how the property is actually used and review coverage before a tenancy begins.
Common Coverage Areas to Discuss
- Building and detached structures
- Landlord-owned appliances and contents
- Liability coverage
- Water damage and sewer backup
- Loss of rental income after an insured loss
- Vandalism or malicious damage where available
- Vacancy restrictions
- Legal-expense or landlord-specific endorsements
Disclose the Rental Use
Insurers underwrite owner-occupied and rental properties differently. A basement apartment, duplex, short-term rental, student rental or multi-unit property can change the risk profile. Provide accurate information about occupancy and number of units.
Tenant Insurance Is Separate
A landlord’s policy does not insure the tenant’s personal belongings. The Ontario Standard Lease allows the parties to agree that the tenant will carry liability insurance. If required by the lease, the landlord may request proof.
Keep Documentation
Keep policy documents, renewal notices, photos, repair records and major invoices. If the property changes from one unit to multiple units or undergoes a substantial renovation, notify the insurer.
Before Buying a Rental Property
Insurance availability and cost can affect carrying costs. Obtain quotes before firming up assumptions, particularly for older properties, rural homes, properties with oil heat, wood-burning appliances, older wiring, flood exposure or multiple units.
