ONTARIO HOME INTEL · LANDLORD & TENANT BOARD
Ontario’s Landlord and Tenant Board uses different landlord applications for different remedies. The application is not chosen simply by the fact that there is a dispute: it depends on what happened, whether the tenancy is ongoing, what notice or agreement came first, and what remedy the landlord is asking the LTB to order.
Important: This is a navigation guide, not legal advice. Always use the current Tribunals Ontario application and instructions before filing.
Quick L1–L10 reference
- L1: Application to evict a tenant for non-payment of rent and to collect rent the tenant owes.
- L2: Application to End a Tenancy and Evict a Tenant or Collect Money.
- L3: Application to End a Tenancy – Tenant Gave Notice or Agreed to Terminate the Tenancy.
- L4: Application to End a Tenancy and Evict a Tenant – Tenant Failed to Meet Conditions of a Settlement or Order.
- L5: Application for a Rent Increase Above the Guideline.
- L6: Application for Review of a Work Order about Provincial Maintenance Standards.
- L7: Application to Transfer a Care Home Tenant.
- L8: Application Because the Tenant Changed the Locks.
- L9: Application to Collect Rent the Tenant Owes.
- L10: Application to Collect Money a Former Tenant Owes.
Notice first, application second
Some landlord applications are associated with an earlier notice, tenant notice, agreement, settlement or order. That is why an N-form finder and an L-form list should not be treated as interchangeable. For example, non-payment may involve an N4 notice and potentially an L1 application later in the process, while an agreed termination can involve an N11 and a different application pathway.
Filing methods are not all the same
Tribunals Ontario currently lists L1, L2, L3, L4, L9 and L10 as applications that can be filed through the Tribunals Ontario Portal. L5, L6, L7 and L8 have other listed filing methods. Check the official page immediately before filing because processes can change.
