$29.95 CAD per property

$29.95 CAD through December 31, 2026. $39.95 CAD from January 1, 2027.

What you get

A property-specific report with 17 screening checks, plain-language explanations, official verification links, local utilities and recommended next steps. Open it on its own page, use Print / Save PDF, and return through your secure email link.

Understand the four colours

Green

No issue identified in the specific source checked. This is not a guarantee or clearance.

Yellow

Further investigation or confirmation is recommended.

Red

An explicit source-backed material condition warrants priority attention. Red does not mean you should not buy the property. Investigate the specific finding, confirm its implications and consider it in your due diligence; it is not a purchase recommendation.

Neutral

Information could not be reliably verified or the available source coverage is insufficient.

Red does not mean “do not buy.” It identifies a significant source-backed finding to understand and verify. Unknowns and limited coverage remain visible.

What the Passport does not do

This is not legal, engineering or environmental advice, a title opinion, an inspection, zoning confirmation or regulatory clearance. Published data can be incomplete or historical. A missing record or mapped intersection does not establish clearance. Municipal mapping is not a survey or confirmation of legal boundaries.

Why a Mississauga Property Passport is valuable

Mississauga’s zoning, development and permit records, heritage register, conservation mapping and rental-building program records can reveal different aspects of a property. The Passport brings these published screens together so you can identify the records and officials to follow up with.

Use it before an offer, when researching a property you own, or before discussing renovations or rental plans. Each check explains what was screened, why it matters, its finding and limitations, and the official verification source. Keep the report and Print / Save PDF together as a starting point for questions to the City, conservation authority, lawyer, REALTOR® or other appropriate professional.

All 17 screening checks included

This is the general check catalog. Your free address preview shows the matched property and aggregate colour counts; property-specific findings, explanations and verification links are in the full report.

  1. Zoning designationThe City maps zoning categories and zone codes that guide how land may be used.
  2. Site-specific zoning exceptionsThe published zone code may include a numbered exception to its base zone. This check reuses the zoning record; it is not a separate source search.
  3. Zoning holding symbolMississauga identifies holding provisions with an H prefix in the zone code. This check reuses the published zoning record.
  4. Greenlands zoning overlayThe zoning layer has a separate Greenlands overlay attribute. This check reuses that attribute from the zoning record.
  5. Rezoning applicationsThis City layer includes active rezoning or Official Plan amendment applications and applications approved since 2016.
  6. Municipal heritage registerThe City maps properties with heritage-register status. Listed and designated properties have different statuses.
  7. Historical Official Plan natural hazardsThis is historical Official Plan natural-hazard mapping screened at the civic address point.
  8. Site-plan applicationsThe City maps active site-plan applications and applications approved since 2016.
  9. Issued building permit recordsThe City publishes issued building permit records from January 1, 2018 onward. This check matches the exact official civic address and can include different units in the same building.
  10. CVC regulated-area mappingThis is the regulation-area layer linked by CVC’s official regulation viewer. CVC states that its viewer reflects the mapping approved in February 2026.
  11. CVC flood-hazard mappingCVC’s published floodplain layer includes engineered, estimated, older and under-review mapping. The record’s Source field identifies the mapping category.
  12. TRCA regulated-area mappingThis is the detailed 2025 regulated-area layer linked by TRCA’s official regulation viewer. It covers TRCA’s jurisdiction, not all of Mississauga.
  13. Natural Areas Survey — mapped natural areasThe published 2024 Natural Areas Survey inventories natural areas, including woodlands, wetlands, creeks and streams. This is a dated survey, not a current site inspection.
  14. Natural Areas Survey — ecological linkagesThe published 2024 survey maps areas connecting natural heritage features. Linkages can include parks, utility corridors, stormwater infrastructure, woodlands and meadows.
  15. Natural Areas Survey — special management areasThe published 2024 survey separately identifies special management areas intended to support conservation outcomes.
  16. Rental-building evaluationsThe City publishes dated evaluations for buildings in its Rental Standards Program. The check requires the full official address and a mapped-parcel location match.
  17. Rental-building service requestsThe City publishes service requests associated with buildings in its Rental Standards Program. This check requires the full official address and a mapped-parcel location match.

Coverage and important limitations

Most planning and heritage screens use the official civic address point. Conservation and Natural Areas Survey checks also scan a uniquely matched municipal parcel where available; parcel contact can include touching boundaries. Zoning sub-checks reuse the same zoning record. Historical hazard mapping is contextual. Issued permits cover January 1, 2018 onward; application layers include active files and approvals since 2016. Rental-building records apply only to the published program and are not individual-apartment inspections.

Official-source screening is not a survey, title search, inspection, zoning confirmation, permit decision or legal clearance. Sources may be dated, incomplete or unavailable. Green applies only to the completed source screen; unknowns remain Neutral. Utility-provider information does not confirm physical connections, capacity or metering. Confirm significant findings and the latest requirements directly before relying on them.
