Ontario Rental Parking Guide · Updated for 2026
Tenant parking rules in Ontario depend first on the written tenancy agreement. The Standard Lease includes space to identify the number and location of parking spaces and whether parking charges are part of the agreement.
Put the Arrangement in Writing
The lease should identify which parking space belongs to the rental unit, whether it is exclusive or shared, and what fee applies. Written details reduce later disputes about visitor parking, tandem spaces, garages and winter restrictions.
Condominium and Municipal Rules Can Also Apply
A tenant in a condominium may be subject to valid condominium rules affecting parking. Municipal bylaws can also regulate street parking, permits, commercial vehicles, overnight parking and snow routes.
Changing or Removing Parking
Where parking is included as part of the tenancy, a landlord should not casually remove or materially alter that service. Changes to included services can have tenancy-law consequences.
Common Disputes
- Unauthorized vehicles
- Blocked driveways or fire routes
- Visitor parking
- Snow-clearing access
- EV charging
- Storage in garages or parking spaces
- Parking fees that were not clearly disclosed
Practical Checklist
Landlords should identify parking in the lease and provide relevant condo or site rules. Tenants should confirm the exact space, access method, winter rules and any additional charges before signing.
