Ontario LTB A1, A2 and A4 Applications Explained

Documents representing Ontario LTB A1 A2 and A4 applications

ONTARIO HOME INTEL · LTB APPLICATION GUIDE

The Landlord and Tenant Board currently lists three A-series applications that can be relevant to landlords or tenants: A1, A2 and A4. They address different legal questions and are not interchangeable.

A1 – Application about Whether the Act Applies

An A1 asks the LTB to determine whether the Residential Tenancies Act applies to a particular rental situation. This can be important where the legal status of the occupancy itself is disputed or uncertain.

A2 – Application about a Sublet or an Assignment

An A2 addresses specified disputes involving a sublet or assignment. If your issue involves changing who occupies the rental unit, start with our Assignment vs Subletting guide before reviewing the current official A2 instructions.

A4 – Application to Vary the Amount of a Rent Reduction

An A4 concerns varying the amount of a rent reduction in the circumstances covered by the application. It is not a general application for challenging any rent increase or requesting an arbitrary rent reduction.

How these applications are filed

Tribunals Ontario currently lists A1, A2 and A4 as applications that may be filed by mail or courier, at ServiceOntario, or by email under the LTB’s current filing process. Do not assume every LTB application is filed through the Tribunals Ontario Portal.
