West Perth, Ontario Property Guide
A practical 2026 guide to property taxes, zoning, building permits, additional residential units and rural-property due diligence in West Perth, including Mitchell and surrounding areas.

2026 Property Taxes in West Perth
West Perth publishes a 2026 tax-rate schedule and issues interim and final property-tax bills over four instalments. Taxes combine the municipal, Perth County and education components and are applied to MPAC assessment. Buyers should confirm the current annual amount from the latest tax bill or a tax certificate.
Zoning and Planning
West Perth’s zoning by-law regulates permitted uses, setbacks, lot standards, parking and building location. A zoning amendment may be required where a proposed use or development does not conform. The municipality encourages pre-consultation with planning staff before development applications.
Site plan approval is generally required for development subject to site plan control before a building permit is issued, although the municipality lists exemptions that include developments of nine residential units or fewer, accessory buildings, farm buildings and temporary buildings.
Building Permits
West Perth requires building permits for many projects, including new buildings, additions, renovations, decks, accessory structures, swimming pools, septic systems, signs, driveways and demolition. Applications are reviewed for compliance with the Ontario Building Code and zoning by-law.
The 2026 fee schedule includes a $148 minimum building-permit fee, with separate rates for different occupancy and project types. Owners should confirm the applicable fee before budgeting.
Additional Residential Units
West Perth’s zoning by-law, consolidated to April 1, 2026, permits up to two additional residential units on a qualifying lot, with a maximum of three dwelling units total including the primary residence. Up to two ARUs may be located in the primary building, while no more than one may be in an accessory building.
Outside serviced urban areas, additional standards apply. The zoning by-law limits floor area and requires extra parking. In agricultural zones, a detached ARU in an accessory building is generally required to remain close to the main farm dwelling, and ARUs are restricted in hazardous lands. Water and sewage servicing must be satisfactory to the approval authority.
2026 Development Charges
From February 1, 2026 through January 31, 2027, West Perth lists indexed development charges of $9,856 for a rural single/semi-detached dwelling and $21,341 in the urban area where municipal-wide and urban services apply. Different rates apply to multiples and apartments, and qualifying additional dwelling units may be exempt under provincial rules.
