Penalty and interest of 1.25% are added on the first day of each month on outstanding amounts. Not receiving a tax bill does not remove the property owner’s responsibility for payment.

Zoning in Wainfleet

The Township of Wainfleet uses Zoning By-law 034-2014, which applies to lands throughout the municipality.

The Township’s current guidance allows a qualifying secondary suite to be located within the principal dwelling or within an accessory building such as a detached garage, subject to the applicable zoning and building requirements.

Garden Suites

Wainfleet distinguishes a garden suite from a permanent secondary suite. The Township describes a garden suite as a temporary and portable dwelling containing bathroom and kitchen facilities.

Garden suites may be permitted as an accessory use to a dwelling in qualifying Agricultural A1, Agricultural A2, and Rural A4 zones through a temporary-use zoning by-law.

The Township states that a garden suite may be permitted for a maximum period of 20 years. A pre-consultation meeting is required before submitting the applicable zoning application.

Once the temporary-use by-law has been approved, the applicant can proceed with the required building-permit process.

Short-Term Rentals in Wainfleet

Wainfleet regulates short-term rentals under Short-Term Rental Licensing By-law 026-2023. All short-term-rental properties must hold a valid licence to operate.

The licensing requirement applies regardless of whether the property is advertised through Airbnb, Vrbo, or another booking platform. A valid licence is also required to advertise a property as a short-term rental.

2026 STR Licence Fee

The Township’s published 2026 application and renewal fee is $1,024 per application. The fee is non-refundable.

Application Requirements Include

Occupancy

The Township’s STR renter rules limit occupancy to two people per bedroom with a maximum of three bedrooms. Guests beyond the permitted occupancy are not allowed under the renter code.

STR licences must be renewed annually. Only the property owner can apply for the licence.

Boats, house or travel trailers, secondary dwellings, and similar accommodations are not generally permitted as STR premises under the licensing by-law. The Township advises that certain bunkies may qualify where they satisfy applicable requirements, so owners should obtain Planning confirmation before applying.

Operating or advertising without a valid licence can result in substantial administrative monetary penalties. The Township has stated that first contraventions under the STR licensing framework can attract penalties ranging from $5,000 to $10,000, with higher penalties for repeat contraventions.

Wainfleet’s Lake Erie shoreline is one of the municipality’s most distinctive property areas. Lakeshore and seasonal properties can involve additional due diligence beyond ordinary rural residential ownership.

A home occupation must remain secondary to the residential use and is generally limited to no more than 25% of the dwelling’s gross floor area. Outdoor storage or display associated with the home occupation is prohibited.
