2026 Property Taxes

Tecumseh adopted its 2026 Mayor’s Budget with a 2.85% municipal tax increase. The Town reported a consolidated increase of approximately 2.36% when County and education levies are included. Tax Rates By-law 2026-035 adopts the 2026 tax rates, area rates and additional charges.

New 2026 Zoning By-law & Building Permits

Major September 2026 change: Tecumseh Council passed Comprehensive Zoning By-law 2026-050 on September 15, 2026. It replaces the three legacy zoning by-laws for the former Town of Tecumseh, Village of St. Clair Beach and Township of Sandwich South with one Town-wide framework regulating permitted uses, building location and size, lot dimensions, parking, flood-prone areas and other development standards.

Current-status check: The Town’s notice sets an October 12, 2026 appeal deadline. Because this framework is newly adopted, verify the exact parcel’s current zoning and site-specific provisions directly with Planning rather than relying on an older legacy zoning map or historical listing information.

Confirm the property’s zone, permitted uses, lot coverage and setbacks before planning additions, accessory structures or a change of use. Building permits are required for many residential projects. Properties near Lake St. Clair or regulated drainage/flood areas may require additional review.

Additional Residential Units in Tecumseh

Tecumseh’s current ARU guideline states that a residential property can have up to two separate Additional Residential Units where zoning permits single-detached, semi-detached or street-townhouse dwellings. Units can be created inside the existing home, in an addition, in a converted detached garage or in a new detached structure, subject to zoning and Building Code requirements.

Tecumseh has also been studying a Housing Accelerator Fund initiative that would expand permissions to as many as three ARUs on existing residential lots. Because that initiative involves proposed zoning changes, verify the currently enacted rules for the specific property rather than assuming the expanded limit applies.

Property records and permit-finalization checks

Property Information Letter: Tecumseh’s building fee framework provides for a formal Property Information Letter, giving buyers and their professionals a property-specific municipal research route when building or permit information affects a transaction.

Permit Finalization Letter: The Town also provides a Permit Finalization Letter. This is especially useful where a renovation, addition, basement conversion, ARU or other improvement was completed under a permit and the buyer needs to confirm the permit reached finalization.

Records search: Tecumseh separately provides a building Records Search. For older or complicated properties, this can be paired with the Town’s information-access process when additional municipal records are required.
