Ontario Rental Notice Timing Planner
Use this planning tool to see the basic minimum notice window associated with several common Ontario rental notices. It does not determine whether a notice is legally valid or calculate a final termination date where rental-period or fixed-term rules also apply.

Minimum Periods Shown
- Rent increase: at least 90 days’ written notice, and the 12-month rule must also be satisfied.
- N4: for notices given on or after September 21, 2026, the minimum termination period is generally 7 days. Earlier notices are subject to the rules in force when they were given.
- N12: the standard minimum remains at least 60 days, with the termination date generally at the end of a rental period or fixed term. For a landlord-own-use N12 given on or after September 21, 2026, the new compensation exception requires at least 120 days’ notice and the other statutory conditions. Purchaser-use N12 notices remain subject to the compensation rule.
- N13: at least 120 days. The termination date must also generally be the last day of a rental period or fixed term.
Why This Is a Planner, Not a Legal-Date Calculator
Ontario notice dates can be affected by how the notice is served, the rental period, whether a fixed term is still running, and the specific form being used. An incorrect date can make a notice defective. Always use the current form and instructions from Tribunals Ontario.
