    Reading the September Snapshot

The three local markets show different price points, sale-to-list ratios and selling timelines. Fort Erie recorded the highest average sale price of the three areas and the longest average market time. Welland showed the strongest sale-to-list ratio, while the combined Port Colborne/Wainfleet figures showed the largest gap between average asking and sale prices.

These averages describe groups of transactions, not the value or likely selling time of an individual property. Property type, neighbourhood, condition, lot, improvements, pricing strategy and the exact comparison period can materially change the result.
